Did you know that across its portfolio, ESRT has facilitated the expansion of 255 tenants that total more than 2.4 million leasable square feet since the company went public in 2013. Others include ICapitala leading global fintech company, has expanded four times since its initial lease in 2017 to a total of 141,224 square feet over six floors at A large central square. Burlington Stores, Inc. increased its space 1400 Broadway to 102,898 square feet over three floors and Signature Bank expanded for the third time for a total of 313,109 square feet over 11 floors.

From 2022, ESRT’s portfolio is 100% carbon neutral through operational emissions reductions and offsets by supporting forest conservation and renewable wind power across the portfolio.

ESB tenants benefit from active bipolar ionization which has been independently shown to neutralize 99.92% of coronaviruses; CO2 sensors for a 50% improvement in cognitive tasks; No/Low Volatile Organic Compound (VOC) and Red List materials, which increase cognitive function scores by 61% compared to conventional buildings; and natural light and views to improve well-being and work performance by 78% and 70% respectively. Through these efforts, ESRT has become the first wallet in the Americas to obtain the strict WELL health safety rating and one of the first in the world to obtain the annual renewal of the rating.

The deep energy renovation of the “world’s most famous building” – supported by the Clinton Climate Initiative, Rocky Mountain Institute, Johnson Controls and JLL – reduced the building’s total energy consumption by 54% and led the building to receive an Energy Star rating of 86 which placed it in the top 20% for energy efficiency among all buildings measured. This pioneering work led to the “Empire Building Playbook: A Homeowner’s Guide to Low-Carbon Renovations” – ESRT’s Step-by-Step Guide to Reducing Emissions from Commercial Buildings – co-developed by NYSERDA and supported by other New York-based owners.

Due to work demonstrated in the “Empire Building Playbook”, ESRT and ESB tenants will not incur fines related to NYC Local Law 97 – which limits emissions from commercial buildings – until 2030 In partnership with a renewable network, ESRT is on track to reduce operational emissions by 80% at ESB by 2030 and across the portfolio by 2035. ESRT prioritizes tenant education on performance in terms of sustainable development; shared energy, waste and IEQ data for tenant ESG reporting; provisions relating to green leases on 100% of the ESRT portfolio; and custom sustainable design and construction to help achieve common goals. Superior partnerships with tenants through green lease clauses awarded to ESRT Green Lease Leader Platinum Recognitiona major achievement awarded to only nine recipients.

Availabilities at ESB range from new pre-built spaces and full floors for small startups to space perfect for an iconic corporate headquarters in the ESB Big Block availability. Over 274,000 square feet of prime real estate awaits under one iconic roof. ESB Big Block spans eight full and partial floors with oversized floor plates, 24,000 square feet of multi-level retail space and a dedicated brand entrance on 34th Street. The availability of a full floor on the 68th floor of the ESB tower takes luxury to new heights. The 26,000 square foot prebuilt, designed by Fogarty Finger Architectural, features 360-degree views of Manhattan, multiple meeting rooms, an all-new pantry, and luxury marble, custom woodwork, and steel finishes throughout.

Many potential tenants are looking for open air additions looking for their ideal office space, and ESB’s pre-built 30th floor unit features a large private terrace with panoramic views of Manhattan, seven offices, a conference room and a space for five workstations. ESB also has an 84,000 square foot duplex with two outdoor terraces on the 20th and 21st floors of the building. Availability includes 10 offices, 32 conference and meeting rooms and 455 workstations on two floors. Throughout the building, ESB has a total of 58,000 square feet of private outdoor space.

All ESRT availabilities are eligible for ESRT signing Turnkey services, which include custom architectural design and development; Knoll furniture sets; IT services with cabling, hardware and telephone support; and expert moving consultants for a fast and efficient office moving experience.

BSE announced that Scott Klau’s team for Newmark, a leading commercial real estate consulting and services firm, will serve as the building’s new leasing agent after a successful partnership at ESRT’s One Grand Central Place, 1400 Broadway, and 111 W. 33rd Street. ESRT and Newmark will work together to lease ESB’s first modernized availabilities.
